As part of TNGCF’s impact investing mandate, we evaluate both the financial and environmental impact of every investment. EV adoption not only improves worker earnings but also reduces lifecycle emissions compared to ICE by ~38% (from 60.9 to 37.5 g CO₂/km), creating measurable economic and environmental value.

TNSF played a catalytic role in redefining the approach to working women’s accommodation, instead of developing new hostels which would have cost multiples of the retrofit price and taken years to deliver, the initiative focused on revitalizing existing government-owned infrastructure through structured retrofitting and improved operational systems.

TNSF has transformed rental housing in Tamil Nadu into scalable models by bridging financing gaps & enabling private participation. Its model has expanded access to safe, affordable housing, especially for women & migrant workers. This case study discusses the policy framework of rental housing in India, the PPP model & outcomes of these integrated projects.
